Tan says each tower has more than 425,000sq ft of gross lettable area, with typical floor plates ranging in size from 2500sq ft to 16,000sq ft.
"There has been an increasing demand for premium office space in Kuala Lumpur, and the Klang Valley in particular. The Gardens Towers are able to meet the demand from companies searching for huge floor sizes of more than 30,000sq ft."
Tan says the open-plan floor layouts can accommodate one, three or six tenants per floor. The triangular shape of the tenancies ensures a high percentage of offices have views. The full glass curtain wall has also been designed to minimise solar gain and noise.
Both The Gardens North & South Towers are MDeC (Multimedia Development Corp) approved buildings, developed in accordance with MSC (Multimedia Super Corridor, Malaysia) initiatives. Companies that have MSC status can enjoy income tax breaks as well as other benefits offered by the government under the MSC Bill of Guarantees.
"In the past, such companies have invariably been based outside the city centre," says Tan. "This project puts them right in the heart of the business district.
Major anchor tenants in The Gardens South Tower, which already has 90% occupancy, include Steelcase, and Wong and Partners – a division of Baker & McKenzie. BHP Billiton Shared Services Malaysia is a key tenant in The Gardens North Tower.
