About the project: Swan House was designed and built by Futureflip. Futureflip is a design and build company, who use multiple architects, interior designers and landscape architects to collaborate ideas. Together they’ve created this beautiful home.
Swan is owned by Futureflip’s Director, Neil Hipwell - With no expense spared, Neil has constructed his dream home. The concept was to have an incredible house that was still understated but could show off, and expose its beautiful raw materials. The overall finish features fine craftsmanship paired with raw and exposed materials such as: off formed concrete, recycled bricks and raw timber. (that require little to no maintenance.)
Keyed into the cliff, the south side of the house is mostly underground, with an exception for the top floor. The northern side of the building is exposed, capturing the amazing views of the Port-Hacking River through a vast amount of high tech glass.
Swan was designed to cater to families. With the option to have the basement as a self-contained unit for older siblings or grandparents, as well as it being 100% wheelchair approved. The lift and all the door openings are wheel chair compliant, featuring flush connections with no hobs or steps. Similarly, this home would be suited to the young professional. With a 190 square metre factory hidden below the house, this residence provides ample office space or workspace for business owners or hobbyists. The garage holds up to 11 full size cars, creating endless options for use of this space.
Factory storage, an indoor gym or vehicle/boat storage are just a few example of options for this huge garage. The massive 3 metre deep pool is 100% private, whilst still providing full sun exposure and water views. The pool cabana has a hidden washroom and steam room, which can easily be converted into a bathroom. The Pool surround is dressed with the same beautiful detail and raw materials as the rest of the home.
Featuring Polished Concrete coping, Bluestone tiles and Blackbutt decking, this area is no exception to the fine detail this residence possesses. The back yard is elevated to capture the amazing views, whilst encapsulating the sunlight daylong.
The uniqueness of this home comes directly from its topography. The seemingly difficult land to build on has been overcome with the house seamlessly moulding into the side of the hill. With a continuous flow from the back yard to the kitchen and living space, this home is ideal for entertaining with enormous open plan living.
Panoramic views of the Royal National Park and Port Hacking River are an incredible backdrop for both entertain- ing, and year-round living. The north-westerly aspect not only shelters the entire home from strong southerly winds, it captures amazing sunsets, and cool summer breezes. Due to the majority of this house being underground, it is able to maintain a constant temperature year-round. Being constructed with 80% glass, this ultimately reduces the need for climate control, and thus the energy bill of an earth-sheltered home can be up to 80% lower than the average above ground residence.
